Shapoorji Pallonji Real Estate (SPRE) has entered the plotted development segment by launching Treetopia, a 105-acre residential project in Pune. The project has an estimated revenue potential of ₹600 crore and shows the company’s strategic move into a fast-growing housing format.
Treetopia will offer 483 residential plots ranging from 2,000 to 6,000 square feet. The project targets both end users looking to build independent homes and long-term investors seeking land ownership in a high-growth zone. SPRE said the development responds to rising demand for plotted communities with clear land titles and flexible development options.
The project features a strong focus on open spaces and lifestyle amenities. Nearly 70 per cent of the total area is reserved for green and open spaces. Planned features include a 3-acre clubhouse, a 25-acre lake, a 1.5-kilometre lakeside promenade, and over 35 amenities such as barbecue zones, wellness areas, leisure spaces and a dam. A tree-lined 18-metre-wide central boulevard will connect the residential plots to shared amenities.
Treetopia located in the Pune Growth Corridor, close to the upcoming Purandar International Airport, a proposed IT park, and the planned inner and outer ring roads. Nearly 600 acres of forest land surround the site, creating a natural setting and helping improve air quality.
Commenting on the launch, Sumit Sapru, Chief Executive Officer of SPRE, said the Pune Growth Corridor is emerging as a key infrastructure-led market. He added that growing interest in plotted developments made this an ideal time for SPRE to enter the segment.
The project will offer non-agricultural plots with individual 7/12 land records, giving buyers clear ownership and the freedom to develop villas. With this launch, SPRE joins a growing number of organised developers entering the plotted development market, which is seeing increased demand due to improved infrastructure and faster development cycles.
