Welspun One, a top warehousing and industrial real estate company, will invest ₹550 crore to build a Grade-A logistics park in Pune’s Talegaon MIDC Phase IV. The company has bought a 46-acre land from the Maharashtra Industrial Development Corporation (MIDC) and will construct a 1.2 million sq ft facility for high-demand industries.

The master plan will have four buildings sized between 1 lakh sq ft and 3.5 lakh sq ft. These units will serve third-party logistics operators, e-commerce companies, FMCG firms, automotive and engineering businesses, and manufacturers looking for modern, expandable warehousing. Welspun One said the site sits within the Talegaon–Chakan industrial belt, one of India’s fastest-growing warehousing hubs driven by strong occupier demand and compliance-focused infrastructure.

The location offers 375 metres of frontage along a proposed 45-metre MIDC arterial road and benefits from three-sided access within the layout. The site lies 10 km from the upcoming Pune Ring Road and 11 km from the Mumbai–Pune Expressway, giving easy access to Pune, Mumbai, Nashik, and western Maharashtra. Being close to the Talegaon manufacturing zone also helps support just-in-time supply chains and near-plant inventory operations.

Pune leased 7.4 million sq ft of warehouse space in 2025 so far, up from 6.8 million sq ft last year, showing 10% growth. The Talegaon–Chakan corridor alone contributed nearly 70% of this activity.

Welspun Group chairperson Balkrishan Goenka said the project strengthens the company’s presence in Maharashtra’s key logistics corridor. Managing director Anshul Singhal added that the acquisition aligns with the company’s long-term vision to build institutional-grade, future-ready infrastructure. Welspun One currently manages assets worth ₹10,000 crore with a development pipeline of 19 msf.
