Background
ESR, a leading real estate company in Asia-Pacific, has bought a 60-acre land in Talegaon, Pune, to build a large industrial and logistics park. The company will invest about ₹650 crore in the project, taking another big step in its expansion strategy in India.
The newly acquired land has a development potential of 1.35 million sq ft. ESR plans to construct six grade-A industrial buildings as part of the ESR Talegaon Industrial and Logistics Park. The facility is expected to serve companies in automotive, fast-moving consumer goods, logistics, e-commerce and advanced manufacturing sectors.
The company said the expansion highlights its commitment to supporting economic growth in western India. ESR already operates major industrial and logistics parks across key hubs, covering 480 acres from Ahmedabad to strong manufacturing centres such as Nagpur, Ranjangaon, Chakan, Taloja, and Bhiwandi.
Abhijit Malkani, CEO, India, ESR, said rising momentum in India’s manufacturing sector is creating high demand for modern infrastructure. He added that Maharashtra remains one of the company’s strongest markets due to its talent base, connectivity, and industrial growth.
Malkani said the Talegaon project aims to improve sector-wide connectivity and strengthen supply chain efficiency. The park will be designed with sustainable features to support long-term operations and deliver value to stakeholders.
The site is in a strategic location and connects easily via National Highway-48, the Mumbai-Pune Expressway, and Talegaon-Chakan Road, giving direct access to Mumbai, Pune, Jawaharlal Nehru Port, and nearby manufacturing hubs.
ESR recently acquired 85 acres in Hosur, Tamil Nadu, for another industrial and manufacturing park, reinforcing its rapid growth. With the Make in India push and rising manufacturing investments, demand for modern, compliant logistics and industrial spaces continues to grow, especially in key hubs like Pune.
